How is this done? The simplest starting point is coming into each inspection with a little more intention – a thought process that goes beyond vibe, and provides tangibility to how you’ll experience life 6 months, or 5 years into the future.
Here’s where to start:
1. Start with how you live
Before assessing the home, take a moment to assess yourself and your family.
How does your day flow? Where do you generally spend your time? What’s working – and not working – in your current home?
A property can give the most incredible first – and even second impression – but it might not necessarily work for your lifestyle. By approaching each inspection with life’s daily rhythm in the back of your mind, it will help you to separate the things that may feel impressive and life changing, from the things that will actually serve you.
2. Consider the surroundings
As much as the home itself is of utmost importance, sometimes what’s outside the home is equally necessary to consider. Block positioning, street noise, neighbours and proximity to things that matter in your day to day are all worth considering.
It’s rare that these factors show up in the photos, but it can often be just as important in shaping how a home feels to live in.
A quick tip here is to check the property out at different times of the day to really make a full assessment.
3. Look at Light & Orientation
Are you a morning person that thrives off some easterly sun for that early coffee – or do you love a long evening enjoying the late light?
Natural light changes everything in a home, which is why it’s so important to consider how things change at different times in the day.
Take into account what direction the main living spaces face, how light moves over the home and whether that works for you and how you like to spend your time.
4. Test the feeling properly
Rather than searching for vibes, try to stop and live in the space for a moment.
Sit on the couch, stand at the kitchen bench. Picture a frantic Wednesday morning and a slow Sunday evening.
If you can feel the home accommodating you in those moments, it will go a long way to being a meaningful space day-to-day.
And if it feels right, that’s a great signal. On the other hand, if it doesn’t, it’s worth trying to understand why – because it generally means something too.
