From one end to the other, North Brighton is 3 kilometres at the absolute most. It would be only natural to think that nothing much would change, but this neighbourhood means that two homes a short walk apart can offer completely different lives, benefits and tradeoffs.
When we mapped the neighbourhood for the Neighbourhood Guide, this was the part that arguably mattered most – North Brighton isn’t one market, and buying here starts with knowing which pocket is yours.
The Parkside Pocket
Between Martin Street, Nepean Highway and Elsternwick Park, this pocket is the place to be if you want to be close to all the sporting facilities, or you want to be that touch closer to the city.
Elsternwick Park is the key here – with the ovals, off-leash mornings on the southern grounds, and a former golf course becoming a nature reserve.
Elsternwick Primary sits steps away on Murphy Street, and no, neither the park nor the school is actually in Elsternwick.
Around here, even the institutions can’t agree on where they are.
Streets worth knowing: Head Street along the park’s southern edge, and New Street for park-front.
The Core Grid
Sitting between North Brighton’s two strips – Martin St and Bay St, this pocket is the one families buy into to stay for 15 years.
Why? Because it has everything you could need – the shops, schools like Star of the Sea and St James’, and the park and the foreshore in walking distance.
A couple of our favourite streets – Elwood St and Foote St sit right here in the heart of North Brighton too. Check out the video to learn about why we love Foote Street.
This is our pocket too. Our office has been at 67 Asling Street for years, and we might be biased, but it’s genuinely our favourite pocket of Bayside.
The Eastern Pocket
Bordered by Bay Street to the south, Nepean Highway on the east and and the train line on the west, this pocket is the perfect entry point into the Brighton postcode, for downsizers and families alike.
Wide, tree-lined streets like Montclair and Grandview sit within walking distance of both strips on Bay St and Martin St.
The Waterline
Running from St Kilda St to the water, The Waterline is a small, very tightly held pocket of North Brighton.
It’s away from the usual tourist draw you’ll see in Brighton Beach, so there’s a much more calming, local feel – especially if you make your way to somewhere like North Point, with the cafe and parkland facing the water.
The full North Brighton Neighbourhood Guide holds the full version of each – every street worth knowing, what each pocket includes, and all the places you’ll want to know when you move here.
